Valencia and Turianova, a new sustainable neighbourhood with 2,300 new homes

On 10 October 2022, the City Council of Valencia formally received the urbanised development of Turianova, a new neighbourhood spearheaded by AQ Acentor, with Proalival as the urbanising agent and Grupo Bertolín as the construction company.

The project was inaugurated by Valencia’s Deputy Mayor Sandra Gómez, joined by representatives from Grupo Bertolín, Proalival, and AQ Acentor, during a ceremony formalising the transfer of the urbanised area to the City Council.

Located adjacent to La Nueva Fe— the largest hospital in the Valencian Community— Turianova represents a total investment of nearly €550 million. The project currently employs 150 workers in civil works and another 250 in residential construction, creating over 500 direct jobs and 2,000 additional jobs by the end of 2021.

Spanning 420,000 square metres, Turianova devotes 75% of its space to public areas, with only 5% designated for residential construction. The development will feature 2,300 new homes, of which over 800 are designated as public housing.

The neighbourhood will also boast over 50,000 square metres of facilities, including extensive sports zones and dedicated areas for schools and other public services. A 70,000-square-metre multifunctional tertiary zone is planned for leisure, commercial, office, and coworking spaces, along with collective residential options, including senior and student residences and coliving spaces.

Green spaces make up over 65,000 square metres, with careful design ensuring accessibility for all residential zones. Notably, a 35,000-square-metre urban park will serve the entire city.

The development includes over 180,000 square metres of roadway, with ample sidewalks and pedestrian-cycle lanes occupying 40% of the sector. This layout prioritises pedestrian over private vehicle use, with 60% of road space reserved for wide walkways, cycling paths, parking, and green islands.

A Smart City Concept As a smart city, Turianova promotes a more sustainable and connected lifestyle. “It has been incredibly rewarding to work on creating a sustainable, liveable, equitable, and healthy neighbourhood that enhances quality of life,” said María Bertolín, General Director of Grupo Bertolín.

Urbanisation work, which began in 2019, includes the expansion of the Malilla bridge, now complete, which doubles the connection capacity between the South Boulevard and the V-30. Other improvements include enhanced access routes from Valencia to the V-30 and V-31, as well as the construction of a new collector road to ease traffic flow from Alicante. Together, these two major engineering works will significantly reduce traffic congestion in southern Valencia while improving road safety and reducing environmental pollution.

The first homes in the Alfambra building, intended for rent, were released by AQ Acentor in May. By September, after obtaining the First Occupation Licence, the Arcos Norte building—featuring private ownership housing—began welcoming residents. In total, 444 homes are ready for occupancy in this new neighbourhood, with more than half already delivered.

AQ Acentor is also progressing on three additional developments, adding 564 homes: Arcos Sur, with 180 private ownership units available by late 2023; Chera, offering 163 public housing units in 2024; and Ebrón, with 101 protected units set for 2025. The developer has additional land to accommodate 126 more homes in Turianova and is advancing in the commercialisation of the large Infinity multifunctional centre.
